Responded to service call for a kitchen light installation and electrical issues. Found a severely damaged receptacle in bedroom showing signs of thermal stress and electrical arcing. Inspection of the main panel revealed no breaker issues. Visual assessment revealed aging breakers with blue, green and red switches arranged in two columns, with signs of corrosion on the metal backing panel. Documented current panel condition with photos to prepare comprehensive replacement proposal as requested by homeowner.
Completed installation of a 100-amp panel in metal garage, establishing main grounding system with proper bonding of the structure. Ran necessary wiring from under the main home to garage, installed three interior outlets, one exterior outlet, motion flood lights, two 8-foot LED fixtures, and wired customer-provided EV charger on dedicated circuit.

The homeowner called requesting the installation of two fandiliers. Upon arrival, I met with the homeowner and discussed the scope of work, and I found that there were two existing ceiling fans that only needed to be replaced with the new fandilier fixtures. Although light boxes were present at both locations as originally expected, further evaluation revealed issues that needed to be addressed. The basement living room light box required correction, and the basement bedroom light box was not properly secured to the framing and had a conductor that was not entering the box correctly, which created a potential safety concern. In addition, both ceiling openings were oversized and required medallions to properly cover the holes and provide a clean, finished appearance. I recommended correcting the basement living room light box, replacing the basement bedroom light box with a new properly mounted light box, and installing medallions at both locations. After troubleshooting the circuit, I found the switch in the master bathroom closet was broken and not sending power. I replaced the switch, and the closet light is now working properly. While on site, I sealed the electrical panel using duct seal and corrected a double-tapped neutral on the neutral bar to improve safety and code compliance. Today, we came to your home to perform your Electrical Peace of Mind visit. During the visit, we were able to complete most of the standard items included with this service and reviewed our findings with the homeowner. Today, you called us to your home to address an issue where the upstairs left bedroom was not receiving power to half of the receptacles and the ceiling fan. Upon arrival, we spoke with the homeowner and reviewed the circuit in question. We then performed a visual inspection of one of the affected receptacles. During this inspection, we found a loose neutral connection. Once the receptacle was removed from the wall during inspection, the loose connection caused the lights and receptacles on the circuit to begin working again. We explained to the homeowner that it was by chance that the problematic receptacle was identified during the initial visual inspection. The homeowner chose to proceed with repairing only this one receptacle. We advised that by addressing only this location, we could not guarantee the condition, performance, or long-term reliability of the remaining receptacles on the circuit. Today I came out to your home to provide a quote for installing a receptacle for your radon mitigation system, as well as adding additional receptacles within the garage. During the visit, I performed a full visual assessment of your home’s electrical system to ensure it could be safely modified to accommodate your requests. We discussed several locations for dedicated circuits, including one for the radon system, one for the garage refrigerator, and additional general-purpose receptacles within the garage. As part of the evaluation, I inspected the electrical panels, grounding system, safety components, and the crawl space. Overall, the electrical system was found to be in good condition; however, several code and safety improvements were identified and discussed. Replace dual capacitor to the main unit, install hard start kit and UV light on main floor and relocate both drain lines above grade. Return visit January 7, 2026 Replaced dual capacitor on the main floor heat pump and install installed compressor start assist kit on that unit as well. Installed UV light the blower compartment of the air handler to the main floor to treat biological growth. After installing the start assist kit, the compressor amperage dropped to 66 A on startup. Also, both condensate drain lines were relocated above grade. The second floor drain line was shortened by about 25 line feet and terminated just to the right of the back deck. There was an 18 inch vertical section that was completely removed as it was entirely compacted with rust and debris buildup. The second floor will be draining significantly better at this time. The main floor drain termination was relocated only about 4 inches above where the existing termination was in order to keep minimum pitch on
Today, we returned to your home to address the kitchen and powder room arc-fault circuit that we had previously evaluated. During our initial visit, the homeowner explained that there had been water damage on the second floor, which she believed may have affected some of the kitchen lighting. At that time, we presented an estimate to perform a diagnostic on the lighting and explained that, since the lights were operating and the arc-fault breaker was functioning properly, we could not guarantee that any issues would be found. We also explained that if there were any faults within the wiring or fixtures, the arc-fault breaker would trip. The homeowner elected for us to return to complete the diagnostic. Today, we removed and inspected the powder room fan, and vanity light, as well as the two kitchen pendant lights and the can lights. Today I came out to your residence to discuss options for relocating receptacles in your dining room due to the installation of new built-ins. Upon arrival, you explained that the support beams for the bench seating were interfering with the existing receptacle locations. We reviewed several possible solutions together, including leaving the receptacles as-is, relocating them, or disabling them to meet today’s electrical code requirements. Because the support brackets for the built-ins are not structural and the bench seats will have removable tops, I recommended modifying (cutting) the support bracket to allow the receptacle to remain accessible and compliant rather than relocating it. While on site, I also completed a full visual assessment of the home’s electrical system, including the panels, grounding system, and safety components, to ensure your request could be accommodated safely.
