Apex Runs Hot, Runs Cold, and Runs You Ragged Without the Right HVAC Partner
Apex sits in North Carolina's Piedmont, which means summer arrives early, stays late, and doesn't negotiate. From June through September, your air conditioner isn't just a comfort appliance — it's critical infrastructure. Then comes that first hard frost in January, and your heating system has to earn its keep, too.
Dawson's Electric & Air has been the HVAC contractor of choice for Apex homeowners since 2005. Our NATE-certified technicians have serviced everything from original builder-grade systems in Haddon Hall to the high-efficiency heat pumps now standard in Bella Casa and Sweetwater. We know what this climate demands, we know what Apex homes are built with, and we know how to keep them comfortable year-round without overselling you equipment you don't need.
Repair, Replace, or Maintain — Here's How to Think About It
The most important call an Apex homeowner makes isn't "who do I call when it breaks?" — it's knowing what the right call is before they dial. Here's the honest framework we use with every customer:
When repair makes sense: Your system is under 10 years old, the repair is under 50% of replacement cost, and the failure is isolated — a capacitor, contactor, or refrigerant charge rather than a compressor or heat exchanger. Most repairs in this category are same-visit fixes.
When replacement is smarter: Systems 12–15+ years old with compressor failures, refrigerant leaks on R-22 equipment (now discontinued), or repeated breakdowns in a single season. At this point, the math shifts — newer systems use far less energy and carry manufacturer warranties that protect your investment. Duke Energy rebates available to Apex homeowners can offset a significant portion of replacement costs, and federal tax credits up to $2,000 are still available on qualifying heat pump installations.
When maintenance prevents both: The customers who almost never face emergency calls are the ones on a regular maintenance schedule. Twice a year — spring and fall — keeps systems running at peak efficiency, catches small issues before they become expensive ones, and often extends system life by several years. More on that below.

Complete HVAC Services for Apex Homes
Air Conditioning — Installation, Repair & Maintenance
Apex summers are not forgiving. When your AC struggles, it's often a sign of a fixable issue — low refrigerant, a failing capacitor, or a dirty coil reducing efficiency. Our technicians diagnose quickly and carry common parts on every truck, so most AC repairs are completed in a single visit. When it's time for a new system, we size it correctly for your home's square footage, sun exposure, and duct configuration — not just what was there before. Learn about AC installation →
Heat Pumps & Dual-Fuel Systems
For Apex's climate — humid summers, mild-to-moderate winters — a heat pump is often the most efficient system available. It handles both heating and cooling in a single unit, runs 2–4 times more efficiently than gas resistance heat, and qualifies for the IRA federal tax credit. For the handful of nights per year when temperatures drop into the teens, a dual-fuel setup pairs the heat pump with a gas furnace backup for full cold-weather coverage. We're authorized installers for both Rheem and Amana — two of the most reliable brands in the industry.
Furnace Repair & Heating Installation
When heating fails, it usually isn't gradual — it's the first cold Tuesday of November. Our furnace repair technicians are stocked and ready for rapid response. For heating installations, we walk you through your options — heat pump, dual-fuel, gas furnace — based on your home, your utility situation, and your budget. No one-size-fits-all recommendations here.
Ductless Mini Splits
Apex's growth has brought a wave of home additions, bonus rooms, converted garages, and finished bonus spaces — and most of them weren't built with ductwork. A ductless mini split solves this cleanly: no duct runs, no walls opened up, precise zone control, and high efficiency. We install them throughout Apex for everything from single-room comfort to whole-home zoning in homes that were never ducted to begin with.
Seasonal Maintenance
Our comprehensive 80-point HVAC inspection covers coil cleaning, refrigerant verification, electrical connection checks, burner testing, airflow measurement, and safety control inspection. Spring AC tune-ups and fall heating check-ups are the single best thing you can do for your system's longevity. Members of our Peace of Mind Club get both scheduled automatically.
We Know the Homes on Your Street
Apex's neighborhoods span nearly four decades of construction, and the HVAC needs vary just as much:
- Haddon Hall — Homes built between the late 1990s and 2000s are now seeing original systems reach the end of their service life; heat pump replacements and efficiency upgrades are among our most common calls here.
- Scott's Mill — The architectural character of this neighborhood's homes often comes with original builder-grade systems that benefit from modern, properly sized replacements.
- Bella Casa — Large square footage and premium finishes require high-capacity, precisely sized systems; we regularly install multi-zone equipment throughout this western Apex community.
- Sweetwater — Newer construction with high efficiency expectations; homeowners here often ask about heat pump options and smart thermostat integration.
- Friendship Station — Modern builds with active families running full HVAC loads; we see a lot of first-time maintenance calls from newer homeowners getting systems on a proper schedule.
- Abbington — Custom homes on larger lots in western Apex often have unique duct configurations and higher-capacity systems that demand technician familiarity beyond the basics.
- Shepherds Vineyard — Centrally located near downtown, this established neighborhood brings a mix of aging systems ready for replacement and newer installs needing their first professional tune-up.
- West Apex / Beaver Creek — The corridor along Highway 55 spans nearly two decades of construction; we work across all of it regularly.
- Villages of Apex — From townhomes to single-family homes, the range of unit sizes and configurations across this community keeps our HVAC and mini split work varied and consistent.

Aaron did a great job
Responded to no cooling call for living room zone in multi-system residence. Upon arrival, verified living room thermostat was unresponsive while three other systems operated normally. Investigated mechanical room and located affected air handler and associated condensate management system. Inspected condensate pump assembly, PVC drainage lines, and safety float switch connections. Found condensate pump had failed, triggering safety float switch and preventing system operation as designed. Verified proper pump wiring, tested float switch functionality, and confirmed drainage line routing. Replaced failed condensate pump with new unit, reconnected electrical connections, and tested pump operation under load. Cleared condensate lines, verified proper drainage flow, and confirmed safety switch reset. Restored power to air handler, verified thermostat communication, and confirmed cooling operation. System now operating normally with proper condensation removal.
It was determined that I had a failed damper motor for one of the zones in my home. Hayes did a great job diagnosing the problem. He also went above and beyond by adjusting the airflow on my system to reduce the likelihood of undo stress being applied to one of the other two damper motors. He was on time, courteous, knowledgeable and professional.
Thank you, Robert, for taking the time to share your experience! We're pleased to hear that Hayes was able to accurately diagnose the failed zone damper motor and provide a solution for your HVAC system. We especially appreciate you recognizing his extra effort to adjust the airflow and help reduce strain on the other damper motors, which can improve system performance and reliability. At Dawson's Electric & Air, we believe in providing thorough HVAC diagnostics, honest recommendations, and proactive solutions to help homeowners throughout Raleigh, Fuquay-Varina, Holly Springs, Garner, and surrounding areas stay comfortable year-round. We'll be sure to share your kind words with Hayes. Thank you for trusting us with your home's heating and cooling system!
Responded to service call regarding air transfer between two separate HVAC systems when only one unit is operating. Performed diagnostic testing using manometer to measure static pressures in both ductwork systems, revealing minimal pressure differential of 0.18" and 0.14" w.c. between zones. Inspected both Trane furnace installations in attic space and examined ductwork routing to identify potential cross-contamination points between the two independent systems. Explained to homeowner that complete isolation between dual systems requires proper damper installation or physical separation of return air pathways, and provided recommendations for preventing air migration between zones.

It's the most common HVAC question we hear in Apex, especially from June through August when systems are running hardest. The honest answer depends on three things: the age of the system, the nature of the failure, and the repair cost relative to replacement. If your system is under 10 years old and the failure is a capacitor, contactor, or refrigerant charge — repair almost always makes sense. If it's 12–15+ years old and you're looking at a compressor failure or a refrigerant leak on an older R-22 system (a refrigerant that's been phased out and is now expensive to service), replacement is usually the smarter financial move. The 50% rule is a useful benchmark: if a single repair costs more than half the price of a new system, replacement delivers better long-term value — plus a manufacturer warranty and significantly lower energy bills. When one of our NATE-certified technicians diagnoses your system, we'll give you both options with honest numbers and let you decide. No pressure. Call us to schedule a same-day diagnostic.
For most Apex homeowners, a heat pump is an excellent fit — and the timing to install one has rarely been better. Apex's climate sits in that ideal range for heat pump performance: hot, humid summers where cooling efficiency matters most, and winters that are cold but rarely severe enough to push a modern heat pump past its effective range. Heat pumps move heat rather than generate it, making them 2–4 times more efficient than traditional electric or gas systems for most of the year. For the handful of nights temperatures drop below freezing, a dual-fuel system pairs a heat pump with a gas furnace backup to cover the full range without sacrificing efficiency. On the incentive side, the federal Inflation Reduction Act currently offers a tax credit of up to $2,000 for qualifying heat pump installations — and Duke Energy rebates available to Apex homeowners can add further savings on top of that. We're authorized installers for both Rheem and Amana and can walk you through what makes the most sense for your home's size, duct configuration, and utility setup. Schedule a free estimate.
Twice a year is the standard — once in spring before cooling season, and once in fall before heating season. Skipping maintenance is the single most common reason we see HVAC systems fail early or break down at the worst possible time, usually on the hottest day of the year or the coldest night. Our 80-point inspection isn't a quick walk-around: it covers coil cleaning, refrigerant level verification, electrical connection inspection, contactor and capacitor testing, blower motor performance, thermostat calibration, heat exchanger integrity (critical for gas furnaces), and full airflow measurement from supply to return. Catching a $40 capacitor before it takes out a $1,200 compressor is exactly what this visit is designed to do. Apex homeowners on our Peace of Mind Club get both seasonal visits scheduled automatically, priority service if something comes up between visits, and a lifetime craftsmanship warranty on our work. Most members find the membership pays for itself in a single prevented repair call. Join the Peace of Mind Club or schedule a standalone tune-up today.
