Completed one system heating maintenance Tested total mechanical operation after electrical repair was completed yesterday. Everything seems to be working to manufacturer specifications at this time. Ductwork however is in pretty rough shape and would recommended to be upgraded due to efficiency value. Air handler serves both first floor and second floor with no zoning. Biological growth noted inside of air handler. System heating at the time of departure.
Came out to your home today to look at replacing the outdoor coach lights, install a flood and new ceiling fan. Upon arrival, we discussed what you were looking to have done and you had already purchased the new fixtures. We then designed some solutions to complete the desired work which you accepted. This solution includes A. Replace all outside coach lights - 5 Total B. Install two new switches on basement patio - 1 for flood light - 1 for ceiling fan C. Install ceiling fan on basement patio D. Install homeowner supplied flood light E. Install Caseta smart switch with Pico remote for the flood light Everything was working properly upon completion. Today you called us to your home to address the garage coach lights, the kitchen island receptacles, and the front left porch receptacle. We performed a full diagnostic on these items and found that the GFCI located under the kitchen island countertop was not functioning properly. We were able to replace it today with a new 20-amp GFCI to restore proper operation and ensure correct protection for the connected receptacles. The front porch receptacle was functioning when tested, however it was not weatherproof and showed signs of corrosion. We replaced it with a new weatherproof receptacle and an in-use weatherproof cover to ensure long-term protection. As for the garage coach lights, we verified that the power is working correctly. The fixtures themselves appear to be aging and malfunctioning, as we experienced consistent flickering during testing. Customer states she heard a dripping noise near her master bathroom shower wall when the heat was running for a long time. She was concerned there was water dripping in the wall from the furnace. The furnace drain line runs directly from the furnace to the far rear corner of the home. I examined the interior panels of the furnace as well as the drain line and I’m certain the furnace is operating properly with no indication of drain leakage and no explanation of what the noise may be or may have been. It’s possible it was just expansion noise, which can sound like dripping and is actually just the house, expanding and contracting with a change in temperature.
Checked cycled and tested all heating operations on one gas package unit serving the main floor and one split gas furnace serving the second floor. Checked/adjusted manifold gas pressure, tested limit, safety switches, cleaned flame sensors, and tested heat rise. Adjusted blower off delay for comfort and verified indoor air quality devices are both functioning. Resealed return Plenum on second floor. All operations are ok.
The homeowner called regarding a couple of pendant lights in the kitchen that had broken light sockets. Upon arrival, I evaluated the kitchen lighting and discovered there are eight pendant lights that serve as the primary source of lighting for the kitchen. After discussing the issue with the homeowners, it was determined that the sockets were failing due to the continued use of incandescent bulbs, which generate excessive heat and have caused damage to the socket components over time. We discussed available options, including replacing the existing pendants with new homeowner-provided fixtures or upgrading the lighting to 4-inch wafer-style LED lights to provide improved light output and efficiency. I recommended replacing the existing pendant fixtures once the homeowner has selected and purchased new fixtures, along with installing an LED-rated dimmer to ensure proper operation and longevity of the lighting system. Arrived to evaluate very high humidity in the home during the summer months. There are three units on the home. One serving the second floor, one serving the main floor and a split heat pump system serving the basement. Customer states second floor is a primary issue and the most humid by far often staying between 70 and 80% humidity. Main floor is also very wet so much so that there is sweating on the front plates of the outlets and switches on the exterior walls. Evaluation revealed the airflow is not properly set at the second floor unit and the main floor. Second floor system has a 3 1/2 ton condenser on it with just under 3 ton of ductwork, the airflow was set for a 5 ton system at nearly 1700 CFM and the drain line is completely full of water even though the AC has not ran for several weeks. Main floor evaluation. The only issue I found was at the airflow setting was too high for the 2 ton condenser. System airflow is set at about 1100 CFM when it should be set for closer to 7
Today I came out to your residence to assess an issue with a bedroom receptacle that was causing power loss in the living room area. You explained that anytime something was plugged into the affected bedroom receptacle, power would drop to the living room receptacles where the TV is located, and that a receptacle in the front office would also lose power. With your approval, I completed a visual assessment of the home’s electrical system to ensure the wiring, panels, and safety equipment were safe to work on and safe for continued use. During the evaluation, several important findings were brought to your attention. I identified that the majority of the home’s receptacles—including those in the living room, hallways, and bedrooms—are all tied into a single circuit. Additionally, most of the receptacles appear to be original to the home and are approximately 39 years old. Came out to your home today to perform our annual Peace of Mind Electrical maintenance checkup. Upon arrival i met with Gayle and informed her of what today’s visit would entail. I then began my evaluation by checking functionality of all outlets and switches, checking reaction time of the shock protection outlets, replace batteries in smoke detectors, re-torqued connections in panel, and dusted off the ceiling fans. Everything was in good working order but we did discuss the panel age again and other safety enhancements but did not want to move forward with any of that today. Came out to your home today to check on why your kitchen outlets aren’t working. Upon arrival we met with the homeowner and she explained what was going on. We then began with a quick evaluation of the outlets and realized the shock protection outlet for that circuit was tripped but the light was not illuminated which is a sign of a faulty outlet. I provided a solution to replace the defective shock protection outlet which the homeowner accepted. After replacing the outlet and circuit were working as intended. While here we performed a thorough evaluation of the home electrical system and designed solutions to address some safety enhancements.

After moving into our house a year ago we finally made two improvements we had been meaning to do along thanks to Jonathan and Micah from Dawson’s Electric! We now have a beautiful hanging light in the stairwell to replace the standard one that came with the house. Jonathan also did a panel check and a smoke detector check. We knew our smoke detectors had run the course of their allowable lifetime but hadn’t made the call to have them replaced.
