Today we came out your residence to assess issues you have been experiencing within your homes electrical system. When we arrived on site we discussed which areas of the home were being affected as well as how often, in which you informed us the dining receptacle (vacuum cleaner used here frequently), the back living room (where internet is) and garage. During our visit we performed our visual assessment on the homes electrical systems to ensure all is in good working order as well as no issues were present at our time of visit. We inspected the recently replaced panels; checking for proper voltages and connections, as well as spot checking the areas of the affected loss of power. Customer states second floor unit was not heating this morning or blowing any air at all. Thermostat showed heat on, but there was no heat. Upon arrival, customer informed me that he turned the furnace off and then back on, and the heat works now. This indicates the furnace was likely in some type of lockout. I was able to recall the previous three faults on the furnace. The last three faults from most recent to least were: -7 red flashes indicating’ failed to light burners’ -4 red flashes indicating’ airflow problem or open fuse’ -3 red flashes indicating’ vent or termination problem’ I observed operation throughout multiple power cycles. Tested gas valve, ignition, heat rise, and flame sensor. The burners appear clean with no impingement at the transfers more otherwise. Gas pressures are properly set at low and high stage. Flame sensor is reading 2.3 mA which is within healthy range. Heat rise on both low and high fire were between 22 and 35° which is very much on the lower end of

The homeowner called requesting information on installing hookups for a portable generator. Upon arrival, I met with the homeowner and discussed what they were looking to have installed, and during my evaluation I determined that the exterior main shut off did not have any available breaker spaces to safely accommodate a generator connection. I explained the available options, which included installing a portable transfer switch with an exterior generator inlet, installing a secondary main breaker in the sub-panel with an interlock kit, or replacing the exterior main service with a panel that would accept additional breakers to meet safety and code requirements. No work was performed at this time, as the homeowner chose not to move forward with any of the solutions designed and discussed during today’s visit. Completed one system heating maintenance Tested total mechanical operation after electrical repair was completed yesterday. Everything seems to be working to manufacturer specifications at this time. Ductwork however is in pretty rough shape and would recommended to be upgraded due to efficiency value. Air handler serves both first floor and second floor with no zoning. Biological growth noted inside of air handler. System heating at the time of departure.

Today you called us to your home to address the garage coach lights, the kitchen island receptacles, and the front left porch receptacle. We performed a full diagnostic on these items and found that the GFCI located under the kitchen island countertop was not functioning properly. We were able to replace it today with a new 20-amp GFCI to restore proper operation and ensure correct protection for the connected receptacles. The front porch receptacle was functioning when tested, however it was not weatherproof and showed signs of corrosion. We replaced it with a new weatherproof receptacle and an in-use weatherproof cover to ensure long-term protection. As for the garage coach lights, we verified that the power is working correctly. The fixtures themselves appear to be aging and malfunctioning, as we experienced consistent flickering during testing. Customer states she heard a dripping noise near her master bathroom shower wall when the heat was running for a long time. She was concerned there was water dripping in the wall from the furnace. The furnace drain line runs directly from the furnace to the far rear corner of the home. I examined the interior panels of the furnace as well as the drain line and I’m certain the furnace is operating properly with no indication of drain leakage and no explanation of what the noise may be or may have been. It’s possible it was just expansion noise, which can sound like dripping and is actually just the house, expanding and contracting with a change in temperature.

Checked cycled and tested all heating operations on one gas package unit serving the main floor and one split gas furnace serving the second floor. Checked/adjusted manifold gas pressure, tested limit, safety switches, cleaned flame sensors, and tested heat rise. Adjusted blower off delay for comfort and verified indoor air quality devices are both functioning. Resealed return Plenum on second floor. All operations are ok.

The homeowner called regarding a couple of pendant lights in the kitchen that had broken light sockets.
