Today we came out your residence to assess issues you have been experiencing within your homes electrical system. When we arrived on site we discussed which areas of the home were being affected as well as how often, in which you informed us the dining receptacle (vacuum cleaner used here frequently), the back living room (where internet is) and garage. During our visit we performed our visual assessment on the homes electrical systems to ensure all is in good working order as well as no issues were present at our time of visit. We inspected the recently replaced panels; checking for proper voltages and connections, as well as spot checking the areas of the affected loss of power. At this time we found the electrical system to be in great condition, but the living room circuit has a lot of devices installed on it; living room outlets, lights, hall lights, bath lights, laundry lights, garage lights and door openers. Where it is installed on an arc fault breaker the circuit could have tr

Customer states second floor unit was not heating this morning or blowing any air at all. Thermostat showed heat on, but there was no heat. Upon arrival, customer informed me that he turned the furnace off and then back on, and the heat works now. This indicates the furnace was likely in some type of lockout. The last three faults from most recent to least were: -7 red flashes indicating’ failed to light burners’ -4 red flashes indicating’ airflow problem or open fuse’ -3 red flashes indicating’ vent or termination problem’ I observed operation throughout multiple power cycles. The homeowner called requesting information on installing hookups for a portable generator. Upon arrival, I met with the homeowner and discussed what they were looking to have installed, and during my evaluation I determined that the exterior main shut off did not have any available breaker spaces to safely accommodate a generator connection. I explained the available options, which included installing a portable transfer switch with an exterior generator inlet, installing a secondary main breaker in the sub-panel with an interlock kit, or replacing the exterior main service with a panel that would accept additional breakers to meet safety and code requirements. No work was performed at this time, as the homeowner chose not to move forward with any of the solutions designed and discussed during today’s visit. The homeowner was grateful for the information provided and stated they would consider their options for a future installation. Thank you for choosing Dawson’s Electric and Air.

Today I came out to your home to assess an issue with the air handler wiring that had melted inside the unit. Upon arrival, we discussed the current concerns, and you explained that the home had smelled like smoke, which led you to have your HVAC technician inspect the system. During that inspection, a melted electrical connection was discovered inside the air handler, prompting today’s visit. With your approval, I performed a full visual assessment of your home’s electrical system to ensure it was safe to operate and service. This included inspecting the electrical panels, grounding system, safety components, and the crawl space. During the evaluation, several serious safety issues were identified and brought to your attention. The emergency heat strip wiring was found to be undersized, and the wire nuts used were too small for the conductor size. The air handler is equipped with a 10,000-watt heat strip, yet it was supplied with #8 Romex, which is only rated for 40 amps, creating a

Today we came to your home to review the rear yard solar panels that you are interested in connecting to your home’s electrical system. These panels are designed as a plug-in style solar system. After evaluating the setup and consulting with our management team, we will be gathering additional information to ensure that this installation can be completed safely and correctly. Our goal is to verify that the system can be safely connected through a standard 120-volt outlet without creating any risk to your home’s electrical system or causing potential backfeeding to the utility service in the event of a power outage. Because this type of installation is new to us, we want to make sure we move forward with full confidence in safety and code compliance. We will continue researching the necessary information and will be back in touch with you as soon as we confirm whether we can safely perform this installation. Today you called us to your home to address the garage coach lights, the kitchen island receptacles, and the front left porch receptacle. We performed a full diagnostic on these items and found that the GFCI located under the kitchen island countertop was not functioning properly. We were able to replace it today with a new 20-amp GFCI to restore proper operation and ensure correct protection for the connected receptacles. The front porch receptacle was functioning when tested, however it was not weatherproof and showed signs of corrosion. We replaced it with a new weatherproof receptacle and an in-use weatherproof cover to ensure long-term protection. As for the garage coach lights, we verified that the power is working correctly. The fixtures themselves appear to be aging and malfunctioning, as we experienced consistent flickering during testing. We were able to temporarily restore operation while on site, but we cannot guarantee how long they will continue to function. We informed

With your approval, I performed a comprehensive visual assessment of your home’s electrical system, including the interior electrical panels, grounding and bonding systems, safety equipment, outdoor meter space and meter base, and the crawl space. During this evaluation, several significant safety concerns were identified that impact both system reliability and overall household safety. The furnace was found to be installed on a GFCI breaker (Shock Guard Protection) due to previous modifications where the dedicated furnace circuit was extended to supply receptacles for condensate pumps and air purifiers. Customer states she heard a dripping noise near her master bathroom shower wall when the heat was running for a long time. She was concerned there was water dripping in the wall from the furnace. The furnace drain line runs directly from the furnace to the far rear corner of the home. I examined the interior panels of the furnace as well as the drain line and I’m certain the furnace is operating properly with no indication of drain leakage and no explanation of what the noise may be or may have been. It’s possible it was just expansion noise, which can sound like dripping and is actually just the house, expanding and contracting with a change in temperature.

The homeowner called regarding a couple of pendant lights in the kitchen that had broken light sockets. Upon arrival, I evaluated the kitchen lighting and discovered there are eight pendant lights that serve as the primary source of lighting for the kitchen. After discussing the issue with the homeowners, it was determined that the sockets were failing due to the continued use of incandescent bulbs, which generate excessive heat and have caused damage to the socket components over time. We discussed available options, including replacing the existing pendants with new homeowner-provided fixtures or upgrading the lighting to 4-inch wafer-style LED lights to provide improved light output and efficiency. I recommended replacing the existing pendant fixtures once the homeowner has selected and purchased new fixtures, along with installing an LED-rated dimmer to ensure proper operation and longevity of the lighting system. I also reviewed additional electrical safety enhancements that could

After moving into our house a year ago we finally made two improvements we had been meaning to do along thanks to Jonathan and Micah from Dawson’s Electric! We now have a beautiful hanging light in the stairwell to replace the standard one that came with the house. Jonathan also did a panel check and a smoke detector check. We knew our smoke detectors had run the course of their allowable lifetime but hadn’t made the call to have them replaced. Thanks to Jonathan we now have five new smoke and carbon detectors that are up to code. So nice to check both of these projects off the list!! Thank you! From call to job completion the entire Dawson’s team have been fantastic. Love the alerts and prompt service and reliability! Thank you all!
