Performed comprehensive maintenance on HVAC system in 2019-built home, including full 80-point inspection, outdoor coil cleaning, burner cleaning, and gas pressure adjustments. Electrical measurements revealed 17.95 AC amps on circuit and 63% humidity reading. All safety inspections completed, confirming system is operating within manufacturer specifications.
Performed annual 32-point electrical system evaluation on 2019 home with no prior issues. Completed electrical panel maintenance including connection torque verification and comprehensive testing of GFCI/shock protection outlets and Arc Fault breakers. Conducted smoke and CO2 detector maintenance with battery replacement and testing. All systems functioning properly with no concerns identified.
Call back. We were out yesterday for a no heat complaint on the main floor. Customer states heat went out again. Arrived and found the thermostat showing a call for heating but neither the furnace nor the blower were running. At the furnace, I found the control board indicating no call for heat, but also resetting itself. Confirmed a call for heating at the control board. Control board should be replaced. Looking at the last 6 faults on the control board indicates multiple high limit faults indicating the furnace may be overheating. The examination of all of the components indicate the return ducting is significantly undersized for the size of the furnace as well as the tonnage of AC installed. There are currently 2-12” and 1-10” return ducts installed with lengths extending well past 50 foot. In total less than 1200 CFM given extended lengths and tight bends. The gas furnace loan should have a minimum of 1800 CFM and the cooling capacity at 3 1/2 tons equals a minimum of 1400 CFM.
Today we came to your home to address an issue with the keyless light fixture in the upstairs utility room where the furnace is located. The homeowner explained that when the light was turned on, it would flicker once or twice and then go out completely. After performing a diagnostic, we found that the problem originated from the receptacle in the utility room that was supplying power to the light switch. The receptacle had a loose connection due to backstabbed wiring terminations. We were able to correct the issue and restore proper function to the light. With the home being listed for sale soon, we are glad we were able to resolve this for you before showings begin. Thank you for allowing us to take care of this today. Today, I came out to the customer’s residence to perform a full electrical inspection of the home. During the evaluation, I inspected the service equipment, interior electrical panels, accessible wiring, crawl space, switches, receptacles, and life-safety devices. At the service and panel equipment, I identified multiple safety concerns, including corrosion present on components, improper terminations and double tapped neutrals. The interior panel was found to be overcrowded with too many circuits installed, overloaded (amperage), which can lead to overheating and potential fire hazards. Additionally the Tesla charger installed was utilzing incorrect wiring type as well as undersized for the system. The home currently does not have whole-home surge protection installed, leaving the electrical system and connected appliances vulnerable to power surges.
