Today we came to your home to complete your Electrical Peace of Mind visit. While at the home, we performed all of the standard safety checks and evaluations included with this service to help ensure your electrical system is operating safely. At the homeowner’s request, we also completed a load calculation to verify the home’s total electrical usage, and we were able to confirm that the system is currently operating safely under the 200-amp capacity. During our inspection, we did find that the exterior panel is showing signs of overheating and corrosion. We discussed this with the homeowner, as this may become a safety concern over time if left unaddressed. We also noted that a smoke detector in the top right rear bedroom appears to be original to the home and is due for replacement to help maintain proper safety protection. The homeowner called due to concerns with receptacles in the home causing televisions to burn out and wanted to discuss replacing all devices. Upon arrival, I met with the homeowner and went over the issues they were experiencing with several receptacles as well as some switches throughout the home. Based on the repeated failures of electronic equipment, this raised concerns for aging devices, loose or improper connections, or underlying electrical conditions that could negatively impact sensitive electronics. I recommended replacing all receptacles and switches in the home with new, properly rated devices to improve safety and reliability. I also explained that, due to the nature of the issues, additional protection should be considered by either replacing all breakers in the existing panel or replacing the panel entirely to provide better long-term protection and consistent power delivery throughout the home. Came out to your home today to perform our complete electrical evaluation of your home and to take a look at an area light in the back yard. Upon arrival, I met with the homeowner and discussed what todays visit would entail which included checking the electrical panels, checking functionality of outlets and switches, and testing reaction time of the shock protection outlets. I did find that the both panels and all breakers are original with home, some outlets in one of the upstairs bedrooms did not have cover plates, and smoke detectors are expired. Today I came out to your residence to discuss adding a receptacle for your dishwasher. During our visit, you explained that your existing dishwasher had failed and that the new replacement unit requires a receptacle for power. We discussed the need to extend the existing wiring so the receptacle can be properly installed in the cabinet space below the sink base. With your approval, I performed a visual assessment of the home’s electrical system to ensure the wiring could be safely modified and that the system is safe for continued use. Today I came out to your residence to assess the laundry room light that was not functioning after the lamps were recently replaced. While on site, you also asked for assistance with changing light bulbs in several additional fixtures that were not working. During the evaluation, I identified that the laundry room fixture is a fluorescent fixture and that the issue is being caused by a failing ballast inside the unit. I explained that this is a common issue with fluorescent lighting and discussed available options, including replacing the fixture or retrofitting it with direct-wire LED lighting. Based on our discussion, I designed a solution to retrofit the existing laundry room fixture with direct-wire LED lighting, which you approved. Today we came to your home to address the hot tub located on the rear porch, as you are planning to gift it to your neighbor. We safely disconnected the hot tub wiring back to the disconnect to allow the hot tub to be removed without issue. The existing wiring was properly terminated and made safe so that, if you or a future homeowner ever decide to use this circuit again, it will be ready for future use. Today we came to your home to address several projects you requested. These included adding a receptacle behind the master bedroom TV, converting the receptacle to the left of the master bathroom sink from a single-gang to a two-gang box to provide additional outlet space, installing a receptacle in the master bathroom closet to charge your vacuum, and relocating the master bathroom vanity and shower can light switches so they are no longer positioned behind the door. We also removed the existing closet light switch and relocated it into the new three-gang switch location along with the vanity and shower can lighting controls. Came out today to look at installing sconce lights on each side of the fireplace. Upon arrival i met with both the homeowners and interior designer to discuss location of the lights. I then designed a solution to install a new switch and wiring for the sconce lights which was accepted. The sconce lights did not come with bulbs so i was unable to test other than with my pen tester. Homeowners were not there when i i completed the job but the designer was happy with the work. Today, we came to your home to add two receptacles in the built-in cabinets located to the left and right of the fireplace. After reviewing the options, we agreed on extending two existing circuits to complete this work. We installed an arc-fault–protected receptacle in the lower built-in cabinet on the left side of the fireplace, which now protects both receptacles that were installed during today’s visit. Upon arrival, you explained that you have been experiencing ongoing appliance issues and that the dryer was recently replaced but is no longer operating. You also shared that the range had been replaced previously due to a fault. With your approval, I performed a visual evaluation of the home’s electrical system, including the grounding system, safety components, and electrical panels, to ensure the system was safe and to identify any underlying issues that could be contributing to these problems. With your approval, I performed a visual assessment to ensure the new fixture could be installed safely using the existing wiring and to verify that the overall electrical system was safe for continued use. Today I came out to the residence to assess the RV receptacles that were not receiving power. While on site, I performed a visual assessment of the RV panel and the affected receptacles and determined there were multiple issues within the RV electrical system. Inside the RV panel, I identified several conductors showing severe signs of overheating, including insulation that had begun melting off the wiring. I also found oversized breakers installed on undersized wiring, creating a significant safety hazard. At the bathroom GFCI (Shock Guard Protection) receptacle inside the RV, the connections were made incorrectly. Instead of using UL-listed sandwich plates, the conductors had been mechanically wrapped around the terminal screws.These issues were brought to attention, and I recommended replacing the GFCI (Shock Guard Protection), repairing the damaged connections within the RV panel, and reducing the previously installed tandem breaker to the proper size. Today I returned to the residence to revisit our previous discussion regarding installing a new bathroom exhaust fan in the main bathroom, as well as to review options for installing a new ceiling fan. While on site, we discussed several ventilation solutions, including standard exhaust fans, exhaust fans with integrated lighting, and the option of separating the exhaust fan from a recessed light to better manage humidity in the space. After evaluating the existing equipment, I confirmed the previously installed bathroom fan was defective and no longer operating as intended, contributing to inadequate moisture removal. Based on our discussion, I designed multiple solution options and proceeded with the basic solution that was selected. Came out to your business today to look into the three fluorescent lights that were not working. Upon arrival, i met with the owner and discussed the issue. There were two lights in the front office and one in the hallway that were not working. We then discussed converting the lights to LED due to fluorescent ballast and bulbs are beginning to become obsolete and is more expensive to replace the ballast and bulbs are beginning. With converting them to LED, you don’t have to worry about another component(i.e. ballast) going bad again. Plus LED bulbs provide more light and are energy efficient. I provided a solution to convert which was accepted and were all working properly upon completion. The fixtures were four bulb but y’all only wanted two bulbs working. Came out to your home today to perform our annual Peace of Mind maintenance checkup. Upon arrival we met with Robin and discussed what today’s visit would entail. We began checking functionality of all outlets and switches, checked reaction time on the one shock protection breaker, re-torqued connections in sub-panel, and dusted off the ceiling fans. We did however find out that there is no shock protection in the kitchen, master bathroom, nor on the washer. Also saw corrosion in the exterior main breaker, and noticed Duke’s riser pipe is not connected to the meter base. We designed solutions to take care those items. Evan called requesting the installation of an EV receptacle for his new electric vehicle. Upon arrival, I met with Evan and discussed his plans to install the EV receptacle on the front of his townhome, which was built in 1995. I performed a full evaluation of the electrical system and gathered the necessary information to complete an accurate load calculation on the home’s existing electrical service. The home is currently equipped with a 150-amp electrical service, and based on the load calculation results, adding an EV charging circuit would overload the service, creating a potential safety concern and not meeting recommended electrical standards. I explained my findings to Evan and recommended either installing a new dedicated EV circuit with a load management device to safely prevent overloading the electrical service or upgrading the home to a 200-amp electrical service to properly support the EV charger and future electrical demands.
