The homeowner called with concerns about a buzzing noise coming from the master bedroom switches. Upon arrival, I met with the homeowner and discussed the issue in detail before beginning my diagnostic. During the evaluation, I discovered a Smart Control device that had been installed by the previous homeowner but was no longer in use, along with incorrect wiring inside the switch box that was contributing to the buzzing. I removed the unused device, corrected the wiring, and verified that the buzzing issue was resolved. During my overall system evaluation, I noted a hot spot on the busbar in the exterior main panel. Due to this finding, I performed a load calculation and determined the home is currently drawing approximately 231 amps with the car charger in use and 207 amps without it, which exceeds the capacity of the existing 200-amp service. Today, we came out to the customer’s residence to review and address items identified during a recent home inspection. During our initial discussion, we reviewed concerns including expired and non-functioning smoke detectors, inoperative ceiling fans, reverse polarity receptacles, and other electrical safety deficiencies noted in the inspection report. With customer approval, a full visual assessment and system evaluation of the home’s electrical system was performed. The evaluation included inspection of the main electrical panel, subpanels, safety systems, grounding system, attic space, and crawl space. During this assessment, multiple serious safety concerns were identified that were not documented in the original home inspection. Within the main electrical panel, signs of discoloration and overheating were observed, indicating potential thermal damage. Marie and Joddy called due to a breaker controlling two of their bedrooms that continued to trip. Upon arrival, I met with Marie and Joddy and discussed the issue they were experiencing. I inspected the electrical panel and found the affected breaker tripped; when I attempted to reset it, the breaker held for approximately 30 seconds before tripping again. I then began a thorough diagnostic by checking the receptacles and switches in both bedrooms. Continuing my evaluation, I accessed the crawlspace and discovered that at some point additional wiring and a receptacle had been added under the home to supply a dehumidifier. The dehumidifier and its setup did not appear to be in good working condition, so I unplugged it. After removing that load, I reset the breaker and verified it held properly, restoring power to both bedrooms with no further issues.
