Return visit to replace warranty inducer motor on main floor furnace and two stage gas valve on second floor furnace. Both parts were replaced. Second floor, gas pressures and low and high fire were checked/adjusted. All operation operations are A-OK at this time.
Today I came out to your home to perform your yearly Peace of Mind Electrical Checkup. During the visit, I inspected your home’s electrical panels, grounding system, and safety components, as well as all electrical devices that were accessible at the time. The panels were re-torqued, and the grounding system was inspected to confirm the presence of the required two ground rods along with a proper gas line bond. I also inspected the crawl space for any wiring damage or unsafe conditions, and no concerns were found. Today I came out to the residence to assess the hot water heater that was not functioning correctly. I was informed that a plumber had recently installed the water heater and determined the issue was electrical in nature. With approval, I performed a visual assessment of the water heater circuit as well as the home’s overall electrical system. This included inspecting the interior sub-panels, open wiring in the crawl space, and the main electrical service located on the exterior of the home. During the evaluation, I uncovered several concerning conditions. The water heater was wired using single-strand aluminum conductors at an undersized gauge, which caused the wiring at the exterior service to overheat and begin melting the insulation. Within the sub-panel, I also identified that the home is entirely wired with single-strand aluminum wiring. While aluminum wiring was common at one time, it presents ongoing safety concerns due to expansion and contraction at connection points, which
Abhay called requesting installation of his electric vehicle car charger. Upon arrival, I met with Abhay and discussed what he was looking to have completed. I found that the builder had previously installed a 50-amp receptacle; however, the receptacle was not EV rated. Abhay already had a Tesla Wall Connector on site, which is designed to be hardwired only, and I also determined that the existing wiring installed by the builder was not the correct wiring type for hardwiring the Tesla Wall Connector, creating a safety and reliability concern. I recommended installing the proper, code-compliant wiring and hardwiring the Tesla Wall Connector per manufacturer specifications to ensure safe operation, proper charging performance, and long-term reliability. Abhay approved my basic solution, and I installed the correct wiring and hardwired the Tesla Wall Connector. Today I came out to the residence to assess the screen porch receptacles that were not functioning. Upon arrival, I discussed when the issue began and which devices were affected. I was informed that the receptacle by the TV on the screen porch was burnt, the GFCI (Shock Guard Protection) on the screen porch was damaged and that the front exterior receptacles were also not working. With approval, I performed a visual assessment of the home’s electrical system, including the electrical panels, safety equipment, and the affected circuit. During the inspection, I identified that space heaters had been used on the screen porch, which caused significant heat damage and burning to the wiring and devices on the circuit. I also found that the box for the GFCI (Shock Guard Protection) receptacle was pulling out of the wall, creating an additional safety concern. The crawl space light and the doorbell system were also not working, indicating a potential wiring or connection failure within the circuit. While inspecting the electrical panel, we brought to your attention that the existing panel is obsolete and has been subject to a recall, which presents a safety concern.
